45 Paunui is a collection of ten architecturally designed homes in St Heliers, Auckland, created by Bare Architects in collaboration with Gerard Dombroski Workshop (GDW). Comprising seven standalone homes and three apartment-style residences, the development explores how medium-density housing can achieve a balance between architectural quality, durability and community without compromising privacy.
The brief centred on designing robust, low-maintenance homes with a timeless architectural language that would remain relevant for decades. Rather than relying on trends, the design focuses on proportion, materiality and carefully considered detailing to create homes with longevity.
Influenced by mid-century modern architecture, the buildings are expressed through strong horizontal lines, generous glazing and a simple material palette of brick, cedar and natural finishes. Internally, the warm, tactile materials continue the architectural language established on the exterior, creating calm, light-filled spaces with a strong connection to the landscape.
